Sewer line problems are among the most disruptive plumbing issues a homeowner can face. Cregger serves Metro Detroit homeowners with honest sewer line diagnosis, professional cleaning, and full replacement when necessary. Understanding the difference between cleaning and replacement — and knowing which one you need — can save you thousands of dollars.

How Sewer Lines Fail in Metro Detroit

Detroit’s established neighborhoods are home to some of the oldest residential sewer infrastructure in Michigan. Several factors contribute to sewer line problems in this region:

  • Tree root intrusion: Mature trees throughout Ferndale, Royal Oak, and Berkley send roots into pipe joints in search of water.
  • Aging clay or cast iron pipes: Older materials crack, corrode, and collapse over time.
  • Ground shifting: Michigan’s freeze-thaw cycles cause soil movement that stresses underground pipes.
  • Grease and debris accumulation: Years of buildup can partially or fully block a line.

A professional camera inspection is the most accurate way to determine what’s happening inside your sewer line. Cregger uses video inspection before recommending any course of action.

When Sewer Line Cleaning Is the Right Answer

Cleaning — typically via hydro jetting or mechanical augering — is appropriate when:

  • The blockage is caused by grease, scale, or debris buildup
  • Tree roots are present but the pipe itself is structurally intact
  • The line is partially blocked but not collapsed
  • This is the first significant issue with an otherwise healthy line

Hydro jetting uses high-pressure water (3,000–4,000 PSI) to blast through blockages and clean pipe walls thoroughly. For tree roots, a root-cutting attachment is used first, followed by hydro jetting to clear the debris. If the pipe is structurally sound, cleaning can restore full function.

When Sewer Line Replacement Is Necessary

Cleaning won’t fix structural problems. Replacement becomes necessary when:

  • The pipe has collapsed or is severely cracked
  • Root damage has compromised the pipe wall
  • The line has significant bellying (sagging sections that collect debris)
  • Repeated cleaning is needed every year or two — a sign of ongoing structural failure
  • Camera inspection reveals widespread corrosion or deterioration

Replacement means excavating the old line and installing new pipe — typically PVC for residential use. While more expensive and disruptive than cleaning, it’s a permanent solution.

Trenchless Options for Sewer Line Replacement

Trenchless sewer replacement methods like pipe lining (CIPP) and pipe bursting allow damaged lines to be replaced or relined with minimal digging. These methods are faster, less disruptive to landscaping and driveways, and often cost less than traditional open trenching.

Not all sewer lines are candidates for trenchless methods. Pipe condition and access points determine eligibility. Cregger will assess your specific situation and explain all available options.

How Much Does Sewer Line Work Cost in Metro Detroit?

Costs vary significantly based on the method and scope of work:

  • Sewer line cleaning (hydro jetting): $300–$700 for standard residential lines
  • Camera inspection: $150–$300
  • Trenchless pipe lining: $4,000–$12,000 depending on length
  • Traditional sewer line replacement: $6,000–$20,000+ depending on depth and length

These are general ranges. Cregger provides accurate estimates after completing a camera inspection. We won’t recommend replacement if cleaning will solve the problem.

Sewer Line Warning Signs Every Detroit Homeowner Should Know

  • Multiple slow drains throughout the house
  • Sewage smell inside or around your home’s exterior
  • Gurgling sounds from toilets and drains
  • Lush, unusually green patches of grass in the yard (indicating a leak)
  • Foundation cracks or wet spots in the basement

Call Cregger in Metro Detroit for a sewer line camera inspection if you notice any of these signs. Early diagnosis protects your home and your budget. We serve Ferndale, Royal Oak, Troy, Birmingham, and communities throughout Southeast Michigan.

Jake was great. He was fast, responsive, professional, and respectful. I like that you guys sent a photo of him beforehand, and he came in a well marked van. My hot water heater died early on a Saturday morning. You guys came out for a free consult within 4 hours of my call, and had the job completely done 3 hours after that. Happy to have it replaced so quickly and easily, thanks.
